i think its like any business jad
you can put the same ingredients into two identical business`s one will flourish while the other just tick over
les and dreamlakes are old established places of 20 years near on ,while rainbow , mar pesche and tellites are big fish waters 70lb + fish
crystal is high profile so bookings to all these come easy
if utopia wants to get on the map it needs to get on a few more forums be a little more visual to the potential customers out there invite someone from carp talk/carp world etc to fish it on a free trip in return for a write up etc
its suprising what can turn your business around lets face it if tim paisley owned it would it not be booked fully

No Joss it isn't but interesting point would make a good thread, why are some venues more popular than others, example Utopia lots of 30 and 40's only a couple of 50's food second to none and everyones taste is catered for
, 10 acre estate type lake,
on average 10 fish a week to a good angler 30+ to someone willing to work at it

2:30 from Calais £190 a weeks fishing, comfortable swims,

How many other lakes are exactly like this loads and loads yet Les fills every week, Mar Perhce booked years in advance so why! what is the reasons? What do you want from a fishery

Why do you do to Les, Mar rather than a place like Utopia?

What would you do to improve a fisheries reputation?

Is it fish size, lake rep. owner distance

Yes Chan to be honest I think the weed has helped with the catch rates ( not for mine though ) people can locate a lot easier, find a weed bed with a bit of silt to the front or side and fish on that,

Shame the venue should be packed thoughout the year really but suite's me as I can now pick and choose my dates. Think he will only be opening for 15 weeks next year rather than the normal 23.

think he is hoping to keep it now, trouble with Rainbow Joss is the distance I am a whoosy just don't like 5 -8 hour drives hence the reason I go back here so much. That price includes the bungalow and wood

Colin I intend going around about that time but going to wait for an almost empty week so might be the week before you so I can fill it in so you lot blank lol!!!!!

whats the anual turn over and profit and loss based on number of clients etc....you'll find out if its a worth while investment then mate.

poacherbaits are looking at a 32 acre lake, very near Rainbow, with log cabins, etc on the lake, alot cheaper than that Flatty.

Started off at €650,000 then dropped to €600,000 dont know how much it is now, a very good investment if you have the dosh!

Hi Jad
yes I was suposed to go on the 5th but a building job I was doing over ran and it had to be finnished so I sent Matt an email explaining the situation, then at the last minute a place came up the following week at les so I took it, and as for Utopia I have the whole lake booked for April 24th next year 6 of us going and realy looking forward to it, and by the way how's Matt getting on with the sale?

Yes was a good trip then it normally is there plenty of fish plenty of room most of the time lol! The fish are strogn fish as well and must admit I like the addition of the weed, it makes location much better the guys that had the 114 fish all fished boilies to Gravel, had all my fish from slit again after wasting two rods for two days on gravel. You going back nxt year?

The grassie was at night first thing it did was go to ground in the weed, slacked off left the rod in the rest for a few minutes until it went off again, then gave almighty stick and quickly slipped it into the net, when it went beserk though I would loose the net head. got it on the bank and put it on its belly keeps them still whilst quickly unhooking, into the sling and going garretty, laid stil whilst being weight then went mad again going back no photo wasn't worth the hassle.

Joss yes mate understand the wqater well but different swims don't make a difference to be honest I should have gone into peg 5 had choice but Geoff first time in France really wanted to fish it so let him have it. like all waters really though read them, understand them and catch fish. My local is the same to me,

Probably go back in May next year but somewhere else for september!

well that was a harder week but we tallied over 50 fish seems that is getting fairly normal for Utopia now days. I ended with 19 fish but a lake record grassie and a PB of 33.12 Geoff had a 42lb think he had 7 or 9 fish Dan also had 7 fish steve had 7 fish I think although not 100% sure of numbers for them. Jad (peg 1) on 19 fish including 2 x 40s and 5 x 30s.
Steve (peg 2) on 8 fish
Jeff (peg 5) on 7 fish
Dan (peg 6) on 3 fish
Eric (peg 7) on 3

Very windy, only catching when wind dies down.
